Overview
District 5 is an established residential area on the western fringe of the city, known for its educational and research institutions as well as its proximity to major business hubs. The district appeals to families, professionals, and investors due to its mix of housing options and strong rental demand.
Draft Master Plan 2025
The Urban Redevelopment Authority's (URA) Draft Master Plan 2025 outlines key developments for District 5, which includes Buona Vista, West Coast, and Clementi New Town. The area is part of the broader Western Region transformation, focusing on enhanced connectivity, new green spaces, and future-ready economic hubs.
Buona Vista/One-North Plan
One-North expansion: The plan details new residential developments in the Dover-Medway area, near the One-North business and research hub. Former Tanjong Pagar Railway Station (TPRS): An ideas competition has been launched for the TPRS to transform the historic railway building into a heritage, community, and recreational node. This will integrate it with the Rail Corridor and future Greater Southern Waterfront. Enhanced connectivity: Buona Vista and the greater One-North area will be better connected to amenities and job nodes via a Walk Cycle Ride (WCR) network, supporting a car-lite lifestyle
West Coast Plan
Jurong Lake District (JLD): While technically in a neighboring district, the development of the 360-hectare JLD heavily impacts the West Coast area. As Singapore's largest mixed-use business district outside the city center, it will feature new offices, housing, amenities, and recreational facilities around Jurong Lake. Improved transport: West Coast residents will benefit from improved connectivity through the upcoming Jurong Region Line and Cross Island Line. The area will also see more homes located near public transport nodes. More green spaces: Developments will be integrated with more green and blue spaces, including new parks, park connectors, and beautified canals.
Overall District Strategies
Integrated transport: New homes will be built close to MRT stations and Integrated Transport Hubs, providing residents with shorter commutes and greater convenience. Sustainable growth: The plan for the West Region emphasizes sustainable living and future-ready industries, with key economic engines anchored in the Jurong Lake District, Jurong Innovation District, and Tuas PortProperties in District 5
