URA Master Plan 2025

Farrer Park Redevelopment

The former Farrer Park sports precinct, including the Farrer Park Swimming Complex and former boxing gym, is being redeveloped into a new residential estate. Residential development: The 10-hectare site is expected to yield 1,600 new HDB units, offering more housing options closer to the city center. Heritage preservation: Familiar landmarks like the former boxing gym will be retained and converted into a multi-purpose community sports space. Green and recreational spaces: About 20% of the site will be dedicated to open spaces for sports and recreation, including a central green space with a field and park. New sports facilities: A new sports center with a swimming pool and other facilities will replace the former swimming complex

Serangoon Road Developments

The Master Plan includes specific amendments for plots along Serangoon Road, reflecting the changing land use needs. Re-zoning for commercial use: In 2022, plots along Serangoon Road were re-zoned from "Commercial & Residential" to a higher "Commercial" use, allowing for purely commercial developments. New residential and commercial hubs: Integrated commercial and residential developments near MRT stations, including those that serve the Serangoon area, will provide more amenities for residents, such as hawker centers and community clubs.

Connectivity and Transport

Future transport enhancements will improve connectivity in the Farrer Park and Serangoon area. Thomson-East Coast Line (TEL): The completion of TEL will improve connectivity for residents, with the nearby Little India station serving as an interchange. North-South Corridor (NSC): This multi-modal transport corridor will connect Ang Mo Kio to the city, freeing up space for pedestrians, cyclists, and public transport. Walking and cycling paths: New cycling paths and park connectors in surrounding towns will enhance connectivity to key amenities and transport nodes.
