URA Master Plan 2025 for Beach Road / Bugis / Rochor
The Urban Redevelopment Authority's (URA) master plan for the Beach Road, Bugis, and Rochor areas focuses on transforming the district into a vibrant and connected mixed-use hub. The plans emphasize enhancing connectivity, preserving heritage, creating green spaces, and providing new commercial and residential opportunities. The current Draft Master Plan 2025 includes continued efforts to rejuvenate the downtown area.
Integrated Commercial and Residential Developments
The plan encourages high-quality, mixed-use developments to support the area's growth. Key projects: Major projects like Guoco Midtown and the redevelopment of Shaw Tower are introducing new commercial and residential spaces. Prime office space: The URA has launched tenders for commercial sites in the area, including a prominent plot at Beach Road, to create high-quality office space and complementary uses. New residential options: While new developments may not be numerous, projects like Midtown Modern aim to meet future residential demand, which is expected to increase with more job opportunities in the area
A Pedestrian-Friendly and Well-Connected District
Wider walkways and covered linkways: A comprehensive network of covered walkways and pedestrian malls will link different developments in the area, including Midtown Modern. Through-block links: New, large-scale developments are required to provide permeability at the ground level, allowing people to walk through the buildings. Enhanced street experience: Streetscapes are being improved with varied building designs and transparent shop fronts to create a more vibrant street-level experience.
Enhanced Public Transport Connectivity
The area's status as a key transport node is being reinforced, with improved rail and road networks. Bugis MRT interchange: The Bugis MRT station has been upgraded into an interchange for the East-West and Downtown lines, offering excellent access to the rest of the Central Business District (CBD). North-South Corridor (NSC): The ongoing construction of the NSC, a multi-modal transport corridor, will free up road spaces at street level, creating more public and green spaces
