Overview

District 3 sits at the edge of the city centre, offering a balance between modern urban living and mature estate charm. With its combination of new residential developments and established neighbourhoods, the district is highly sought after by both families and young professionals who value city-fringe convenience.

URA Masterplan: Tanglin Halt Rejuvenation

Under the URA Master Plan, one of the biggest changes coming to Queenstown will be the complete redevelopment of Tanglin Halt. Over the next decade, this historic neighbourhood will be transformed with about 5,500 new homes built in two phases, bringing fresh life to the estate while preserving its identity.

Alexandra part of Greater Southern Waterfront Project (GSW)

Yes, the Alexandra area is part of the Greater Southern Waterfront (GSW). While not directly on the coast, it is considered a gateway and part of the wider development area, with plans to enhance connectivity and green spaces linking it to the waterfront.

Key connections between Alexandra and the GSW include:

Green Corridors: Pedestrian paths along Henderson Road will be enhanced to connect the Alexandra Canal, the Southern Ridges, and the Telok Blangah Estate to the future GSW. New Parks: The new Labrador Nature Park Network includes Alexandra Nature Park, which will have a trail through a forest valley and better accessibility to the area's green spaces. Enhanced Connectivity: Upgrades to parks and pathways in the Alexandra area, including Henderson Road, are part of the larger plan to integrate the residential districts with the coastal developments of the GSW. This makes Alexandra a beneficiary of the GSW's revitalization, with its residents gaining increased access to the new developments while living in a city-fringe location.

Integrated Development with Homes and Shops

An integrated development featuring HDB flats, retail shops, and community facilities on the current Tanglin Halt Market site. On top of that, new pedestrian and cycling paths will link residents directly to Commonwealth MRT and the Rail Corridor. Currently, the walk takes around 15 minutes to Commonwealth MRT and 10 minutes to the Rail Corridor, but this will become more seamless and convenient.

New Residential Zone at Commonwealth Avenue and Queensway

Closer to Tanglin Halt, a new residential zone has been earmarked near Commonwealth Avenue and Queensway. An adjacent site across Queensway recently had its Gross Plot Ratio (GPR) updated to 5.0, which means upcoming developments could be taller than 36 storeys. This signals the addition of more high-rise housing options in Queenstown’s future skyline.

Other Redevelopment Sites in Queenstown

It’s not just Tanglin Halt that’s getting a facelift. Another plot, bounded by Kay Siang Road and Tanglin Road, is also in the pipeline. Although slightly further from Commonwealth MRT, it’s just a 9-minute walk to Redhill MRT. Located right across from the east-side plot of the July 2025 BTO launch, this site could bring new residential developments along with essential amenities such as bakeries, coffee shops, minimarts, and clinics—further adding to the vibrancy of Queenstown.
